Approach
Principles that guide every client engagement and transaction.
Prioritising completed transaction data rather than advertised portal prices, and challenging valuations that do not reflect what purchasers or tenants are actually paying.
Focus on practical requirements such as parking, accessibility and lift performance — recognising that premium office occupiers have different priorities from residential buyers.
A significant portion of business is conducted off-market or outside property portals, providing clients with opportunities not available on the open market.
Assessment of service charges, chiller costs, fit-out expenditure, achievable rent, vacancy risk and capital appreciation rather than focusing solely on purchase price.
Experience with off-plan resales, payment-plan reallocations, seller financing, rental income during deferred completion and legal protections for both parties.
Market expertise and asset-specific knowledge preferred over a generic, all-property brokerage approach.
